
Kowhai Falls Shopping Centre
We provided our architectural service to explore a range of development options for the entire Kowhai Falls site in Warkworth. Once the site layout was finalized, we prepared a comprehensive engineering assessment, site bulk and location plans and building visualisations to support the resource consent application.
Our full multi-disciplinary service was utilised to design the first building on the site for The Warehouse and Noel Leeming. The building is constructed of an LVL and Glulam timber superstructure, PIR roof and wall panels with mid height precast concrete panels and an engineered timber panel system to form the mezzanine floor.
Due to the compressive nature of the underlying soils the site required load compensating ground improvements using a combination of scoria, pumice sands and recycled polystyrene blocks. In addition to the building design, flood analysis was undertaken for the complete site.
The utilisation of timber framing, well insulated PIR panels, under-floor insulation, rainwater harvesting and solar panel results in a low “whole of life” carbon footprint for this building.
